Home had water damage to the siding and the exterior sub-structure. This was caused by lack of flashing. The entire window frame was removed and replaced with treated lumber. The siding was replaced with Hardi siding for the durability and moisture resistant qualities. Homeowner wanted to have a rustic theme so solid cedar timber was cut to fit, and faux shutters were built and installed on site. Finished project was sealed and painted with Exterior grade paint.

After window frame was repaired and completed the Homeowner opted to have the front of the home face lifted to match the other window theme. Using the same materials for the upgrade a favorable appearance was created.

To finish off the exterior upgrade the remaining portion of the homes siding received caulking to seal the siding and a fresh coat of exterior grade paint.

Damage due to leaking AC air handler

The AC air handler drain had backed up and allowed condensation from the unit to flow into the return air duct. In turn the water started slowly dripping into the attic and was being absorbed by the insulation and then the sheetrock. This required the entire ceiling sheetrock to be replaced. During the repair the Homeowner opted to have the walls freshened up.

Deck Install

Home in Magnolia Texas had a great view from the rear of the home, however there was no place to sit and enjoy it. A spacious 16’ x 22’ deck was built including a roof that was tied into the existing roof. Fans were added to keep everyone cool. I propane gas connection was added for the outdoor grill.

Deck structure:

  • Joist 2x8x10’ treated lumber on 16” centers
  • Cross beams 2x8x10’ on 32” centers using concrete preformed deck support blocks
  • 4×4 Support post were in 30” of concrete
  • Decking was 2 layers perpendicular of 1/2’ 4×8 plywood weather grade. Painted with Kilz and Outdoor Gray Enamel paint
  • Ceiling fans were remote controlled Harbor Breeze exterior fans
  • Hardware Deckmate screws

Debris Removal

House had been vacated and various forms of junk and debris were left behind in addition a new deck was built in the back yard and the contractor left debris from construction. We loaded up and hauled off the debris. Swept the garage out, and cleaned the yard of all debris.

Deck Replacement

25-year-old 25’ x 40’ deck needed replacement. Homeowner requested to have the deck elevated from current level to a level that would meet the threshold of the rear door. 15 piers were installed using 10” auger and pier forms filling with 160 pounds of sackcrete per pier. Gutter drains were rerouted from area under the deck to the easement behind property fence.
